Domestic Fire Risk Assessments:

Fire is one of the biggest causes of death in domestic premises in the UK. As a landlord, you have a responsibility under the Regulatory Reform Fire Safety Order 2005 to ensure that the property does not pose any risk of fire, has a plan for managing and dealing with fire and that tenant know what to do and how to escape if needed, especially if your building is a multi-occupied building.

Our fire risk assessments will identify risks, what needs to be in place and how to achieve a safe environment.

We provide you with building fire plans, tenant leaflets and an action plan, as part of our works. We can provide, fit, and test smoke and CO2 alarms, fit and maintain fire extinguishers.

Our assessment and documents will provide you with everything you need to be compliant.

Domestic Safety Audits:

Our safety audits carry out a full inspection of your property to identify any safety issues that could put your tenants, visitors or you at risk. It could be pathways, steps, stairs or windows which don’t comply, or pose a risk.

Our auditors will inspect your property, identify issues, and provide you with an action plan, so that you can ensure nothing you are responsible for can harm anyone.

Domestic Legionella Assessments:

Health and Safety regulations require that the risks from legionella are controlled. COSHH regulations puts a duty of care responsibility on responsible persons (landlords and agents).

The whole water system from boilers to taps needs to meet specific standards.

Our inspections will check the system, ensure it complies, and will make sure they tell you if it doesn’t, so you can be informed how to go about fixing it. We provide you with a file identifying the system and all documents required to meet the law. We also provide information leaflets for your tenant packs.

Domestic Asbestos Surveys:

Responsible persons, landlords and agents, are required to manage asbestos in line with IAW Control of Asbestos Regulations 2012 Reg 4. You must make and keep up to date records of the location and condition of Asbestos, Asbestos containing materials (ACMs) or materials that are presumed to contain asbestos.

You must assess the risk of anyone being exposed to fibres from material identified, and prepare a plan, in detail, how this risk is to be managed. You must then put that plan into action and review your plan periodically.

You also have a duty to inform your tenants about asbestos, where it is, what you have done to protect them and what they must/must not do in order to protect themselves.

You have a duty under the Health and Safety and Work Act 1974, section 3, to protect contractors by informing them of the location of asbestos in the property they will be work on.
